The project site is located in the center of a large, fully consolidated area of single-family row houses. The architectural proposal consists of the adaptation of a pre-existing subdivision project made up of 50 small plots of 135 sqm, which make up a closed block, so that this almost ridiculous area is compensated with a high level of equipment that is rare in similar developments . The interior urbanization consists of a swimming pool, paddle tennis court, children's playgrounds and green areas.
The real estate development is proposed with three types of housing of different sizes in order to cover a wide sector of demand. Above ground all the houses are identical in terms of program, distribution, and surface. The ground floor, which houses the living-dining room, kitchen, a bathroom and a multipurpose room, rises above the ground level of the street. On the first floor there are three bedrooms and two bathrooms. The flexible program attic floor is open to two terraces with opposite orientations. In 25 homes, the basement has been connected to the community underground garage, which is equipped with lighting and ventilation through a large window that opens onto an courtyard. The rest of the houses have ground parking with access from the street to the front yard.
The inevitable monotony of the series of facades is broken with the treatment of the brick factory, using bricks of different colors and rigging. Another peculiarity of the project resides in the introduction of the recessed attic in front of the solution of the so repeated use under a gabled roof, which allows the appearance of generous terraces with a certain degree of privacy.
